Our goal is to provide some informative value and service to this group through the articles written below. There are many common mistakes or oversights that investors make while evaluating such investment decisions and the goal is to provide information in an open, honest and analytical manner. Just following “commonly held” notions or “mass” strategies may not be the best idea. In our opinion, the most effective and efficient way to invest in real estate is to aim for “Risk-Adjusted” Returns. Diversified residential real estate holdings across multiple countries and multiple cities within those countries is the “holy grail” of real estate investing. Mid to Long Term Correlation of real estate assets with each other should be a focus area, but that changes from time to time. Managing such real estate holdings though is a logistical nightmare. Buying a publicly traded REIT is not the answer because that introduces the risks of equity markets, among other risks. Owning single apartment(s) in one foreign city or in a city away from your home city or in your home city (in addition to your primary property) is not the answer. Try to own a “global real estate portfolio”, as owned by some of the largest funds, in addition to the mix of other assets that you own. Risk-Adjusted Real Estate Returns should be the focus.
